Maintenance Supervisor  (Suffolk, VA)

Hillpoint Woods Apartments seeking to hire a reliable individual to work full-time at an apartment community in Suffolk, Virginia.

The ideal candidate must be able to lead  and supervise maintenanc staff, contractors, and vendors.  Work closely with office staff to insure timely turnover of apartments, preventative maintenance, and scheduling.

Duties and Responsibilities:

  • Perform with good workmanship all assigned maintenance/grounds projects in a timely, complete, and accurate manner.
  • Apartment turns and scheduling – coordinate contractors and vendors.
  • Supervision of maintenance staff and working closely with rental staff.
  • HVAC repair and preventative maintenance, plumbing, electrical, general building repairs, pool maintenance, and property upkeep.
  • Schedule and/or perform daily grounds inspections and trash pickup for property including blowing of curbs, sidewalks, breezeways as needed for debris, maintenance of office, lawn areas, etc.
  • Responsible for proper usage of maintenance material and stock control.
  • Assist as requested with the regular inspections, reporting all violations discrepancies and damage, including those incurred in contract services, during scheduled building checks, move-ins, move-outs, and regular work routine.
  • Insure all service areas, storage areas, maintenance areas, and golf carts are clean, well maintained.
  • Insure all areas are secure when not in use.
  • Report all resident issues and/or residents work requests.
  • Compliance with standard safety programs and procedures.
  • Other duties as assigned.

Essential Qualifications

  • Prefer High School diploma or equivalent.
  • Mechanical aptitude with ability to learn maintenance functions.
  • Good human relation skills demonstrating ability to deal with residents, peers, and staff.
  • Ability to exercise good judgment and self-control.
  • Enthusiasm, good attitude, trustworthiness, personal integrity, and honesty.
  • HVAC Certification.
  • Own tools for Maintenance activities (Grounds tools provided)
  • Transportation and valid driver’s license
  • Drug Test and Background Check required for employment

Essential Physical Functions:

  • Bending, kneeling, stretching, climbing stairs and ladders, squatting, lifting up to 60 pounds.

 

Maintenance Tech (Suffolk, Va)

Hillpoint Woods Apartments seeking to hire a reliable individual to work part-time with opportunity to move to a full-time position at an apartment community in Suffolk, Virginia.

The ideal candidate must be able to supplement and enhance the grounds maintenance that is contracted at the property. Must assist the Maintenance Supervisor with timely turnover of apartments as needed. Performance is at the direction of the Maintenance Supervisor.

Duties and Responsibilities:

  • Perform with good workmanship all assigned maintenance/grounds projects in a timely, complete, and accurate manner.
  • Perform daily grounds inspections and trash pickup for property including blowing of curbs, sidewalks, breezeways as needed
    for debris, maintenance of office, lawn areas, etc.
  • Perform minor pruning of shrubs and bushes between scheduled contracted services.
  • Assist in janitorial work by performing necessary “on the spot” corrections and reporting deficiencies in janitorial services.
  • Perform minor woodwork as directed by Maintenance Supervisor.
  • Routinely clean leaves and other debris from gutters.
  • Assist other personnel with apartment turnovers as required, to include basic maintenance tasks such as touch-up painting,
    installation of hardware such as shelving, switch plates, light globes, caulking, and minor cleaning.
  • Responsible for proper usage of maintenance material and stock control, reporting possible shortages to the
    manager/maintenance supervisor before the fact.
  • Assist as requested with the regular inspections, reporting all violations discrepancies and damage, including those incurred in
    contract services, during scheduled building checks, move-ins, move-outs, and regular work routine.
  • Insure all service areas, storage areas, maintenance areas, and golf carts are clean, well maintained.
  • Insure all areas are secure when not in use.
  • Report all tenant complaints and/or tenant work requests to supervisor/property manager.
  • Compliance with standard safety programs and procedures.
  • Other duties as assigned. (For grounds, this may include routine delivery of fliers, newsletters, or other resident notifications).

  • Some knowledge of Horticulture (pruning, planting, trimming, and basic maintenance of plants and flower beds).
  • Good human relation skills demonstrating ability to deal with residents, peers, and supervisors.
  • Ability to exercise good judgment and self-control.
  • Enthusiasm, good attitude, trustworthiness, personal integrity, and honesty.
  • Own tools for Maintenance activities (Grounds tools provided)
  • Transportation and valid driver’s license

Lifeguard Position (Suffolk, Va) – Part Time/Summer Position

Hillpoint Woods Apartments seeking to hire a reliable individuals to work part-time at an apartment community in Suffolk, Virginia.

The ideal candidate must be able to perform the duties of pool attendant/lifeguard at a residential apartment community. Must work closely with other lifeguards and rental/maintenance staff.

Essential Qualifications:

  • Current Lifeguard Certification

Essential Physical Functions:

  • Swimming, bending, kneeling, stretching, climbing ladders, squatting, lifting up to 60 pounds.

Non Essential Physical Functions

  • Running, lifting over 60 pounds.
